JOB TITLE:  MAINTENANCE SUPERVISOR

 

FLSA STATUS:  EXEMPT

 

PAY GRADE Q

 

GENERAL STATEMENT OF JOB

 

Under occasional supervision, performs supervisory and managerial work to ensure the effective and efficient operation of the Maintenance Department.  Reports to the Director of Maintenance.

 

DUTIES AND RESPONSIBILITIES

 

ESSENTIAL JOB FUNCTIONS

 

Assists in selecting and recommending persons to be hired, disciplined, discharged or promoted.

Assists in planning, directing, and reviewing the work of maintenance employees.

Assists in supervising the work of contracted labor.

Assists in coordinating activities of the maintenance crews.

Helps ensure the storage and security of materials.

Insures employees are provided needed training.

Informs staff of changes in technology, laws, codes or regulations with regard to general facility maintenance.

Inspects the condition of school buildings to determine needed repairs and maintenance.

Keeps records and prepares required reports.

Assists in determining need, selecting and purchasing equipment.

Assists with inspecting the work of outside contractors for adherence to plans and specifications.

 

 

 

ADDITIONAL JOB FUNCTIONS

 

Works with local, state and federal officials in implementing proper procedures, laws and codes.

 

Performs other related duties as assigned by the Maintenance Director.

 

MINIMUM TRAINING AND EXPERIENCE

 

Minimum of a high school diploma with preference given to persons with advanced training and or licensure in the various fields of maintenance such as general contracting, electricity, plumbing, HVAC, etc., and experience in supervising other employees; or any combination of education, experience and training that provides the required knowledge, skills and abilities for the position.

 

MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS

 

Physical Requirements:  Must be physically able to operate power tools and mechanical equipment.  Must be able to exert up to 50 pounds of force occasionally, and/or up to 25 pounds of force frequently.  Physical demand requirements are for medium to heavy work.

 

Data Conception:  Requires the ability to compare and/or judge the readily observable, functional, structural or composite characteristics of things.

 

Interpersonal Communication:  Requires the ability to speak and/or signal people to convey or exchange information.  Includes giving instructions, assignments or directions to subordinates or assistants.

 

Language Ability: Requires the ability to read simple and more complex forms.  Requires the ability to prepare time sheets and supply requisitions using prescribed format.

 

Intelligence:  Requires the ability to apply common sense understanding to carry out instructions furnished in written, oral or diagrammatic form; to deal with problems involving several concrete variables in or from standardized situations.

 

Verbal Aptitude:  Requires the ability to record and deliver information, to explain procedures, to follow oral and written instructions.  Must be able to communicate effectively and efficiently in standard English.

 

Numerical Aptitude:  Requires the ability to add, subtract, divide and multiply.

 

Form/Spatial Aptitude:  Requires the ability to inspect items for proper length, width and shape.

 

Motor Coordination:  Requires the ability to coordinate hands and eyes rapidly and accurately in using tools.

 

Manual Dexterity:  Requires the ability to handle a variety of items such as maintenance equipment.  Must have minimal levels of eye/hand/foot coordination.

 

Color Discrimination:  Requires the ability to differentiate between colors or shades of color.

 

Interpersonal Temperament:  Requires the ability to deal with people beyond giving and receiving instructions.  Must be adaptable to performing under average levels of stress.

 

Physical Communications:  Requires the ability to talk and hear.

 

Other:  Requires a valid NC driver’s license and other licenses required to perform assigned duties.

 

KNOWLEDGE, SKILLS AND ABILITIES

 

Knowledge of the proper handling of hazardous materials.

Working knowledge of acceptable maintenance and repair in all phases of building maintenance.

Considerable knowledge of materials, methods and equipment used in maintenance of school plants and buildings.

Considerable knowledge of environmental regulations.

Working knowledge of electrical, plumbing and other related codes as required by law and pertaining to schools.

Skill in analyzing problems and arriving at a reasonable and economical solution.

Ability to plan and direct the work of subordinate employees.

Ability to establish and maintain effective working relationships with employees and others.
