JOB TITLE: GENERAL MAINTENANCE III

GENERAL STATEMENT OF JOB
Under general supervision, responsible for general maintenance work and repairs. When needed, responsible for operating heavy equipment and providing other specialized skills related to various maintenance areas. Reports to the Director of Maintenance.
DUTIES AND RESPONSIBILITIES
ESSENTIAL JOB FUNCTIONS
Performs minor repairs on plumbing, mechanical and electrical equipment.
Assists other maintenance personnel when major repairs are needed.
Performs duties associated with specialized training or talent such as operating heavy equipment, communications, etc.
Loads and unloads furniture, material, equipment, parts and supplies as needed.
Cleans the work area after repair or installation.
ADDITIONAL JOB FUNCTIONS
Performs simple to complex elements of many trade fields.
Performs other related maintenance functions as directed by the Maintenance Director.
MINIMUM TRAINING AND EXPERIENCE
Graduation from high school, specialized training and experience in maintenance-related area preferred, or any equivalent combination of education, training and experience that provides the knowledge, skills and abilities required to perform the job functions.
MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS
Physical Requirements: Must be physically able to operate power tools and mechanical equipment. Must be able to exert up to 80 pounds of force occasionally, and/or up to 25 pounds of force frequently. Must be able to perform all related tasks including lifting and climbing as needed to perform the job functions. Physical demand requirements are for medium to heavy work.
Interpersonal Communication: Requires the ability to speak and/or signal people to convey or exchange information.
Language Ability: Requires the ability to read simple forms. Requires the ability to prepare time sheets.
Intelligence: Requires the ability to apply common sense understanding to carry out instructions furnished in written or oral form.
Numerical Aptitude: Requires the ability to add and subtract.
Form/Spatial Aptitude: Requires the ability to inspect items for proper length, width and shape.
Motor Coordination: Requires the ability to coordinate hands and eyes rapidly and accurately in using tools.
Manual Dexterity: Requires the ability to handle a variety of items such as maintenance equipment. Must have minimal levels of eye/hand/foot coordination.
Color Discrimination: Requires the ability to differentiate between colors or shades of color.
Interpersonal Temperament: Requires the ability to deal with people beyond giving and receiving instructions. Must be adaptable to performing under minimal levels of stress.
Physical Communications: Requires the ability to talk and hear.
Other: Requires a valid NC driver’s license.
KNOWLEDGE, SKILLS AND ABILITIES
Skill in operating heavy equipment and performing higher level general maintenance tasks.
Ability to perform maintenance and repair tasks related to various specialty areas.
Knowledge of safety rules and regulations.
Skill in the use and care of equipment and tools used in performing work assignments.
Ability to follow oral and written instructions.
Ability and physical strength sufficient to move objects.
